Terms of Service

These Terms of Service ("Terms") govern your use of 2500EveryTime.com (the "Site") and the flat-fee listing services offered by Systematic Realty LLC, a licensed Michigan real estate brokerage ("we," "us," or "our"). By using the Site or engaging our services, you agree to these Terms.

1. Services Offered

Systematic Realty LLC offers a flat-fee real estate listing service ("Service") for residential properties located in the State of Michigan. The Service includes:

• MLS (Multiple Listing Service) listing of your property
• Professional photography
• Marketing exposure across major real estate portals
• Pricing strategy and market analysis
• Negotiation and transaction support through closing
• Brokerage representation by a licensed Michigan agent

2. Pricing

Our listing fee is a flat $2,500 USD, due upon activation of the listing. This fee is non-percentage based and does not increase with the sale price of your home. The fee is clearly disclosed prior to any payment being collected.

Note: The buyer's agent commission (if any) is separate from our listing fee and is negotiated as part of the listing agreement. Title, escrow, recording, and other third-party closing costs are not included.

3. Payment Processing

All payments are processed by Systematic Realty LLC through secure, PCI-compliant payment processors. By submitting payment you authorize Systematic Realty LLC to charge the agreed amount to your selected payment method.

4. Listing Agreement

Use of our Service requires execution of a written Michigan listing agreement between you and Systematic Realty LLC. The listing agreement governs the scope, term, and termination of the brokerage relationship and controls in the event of any conflict with these Terms.

5. Eligibility

You must be at least 18 years of age, the legal owner (or authorized agent of the owner) of the property being listed, and the property must be located within the State of Michigan.

6. Refunds

Our refund policy is described in detail on our Refund Policy page and is incorporated by reference into these Terms.

7. No Guarantee of Sale

While we use our best efforts to market and sell your property, Systematic Realty LLC does not guarantee that your property will sell or sell at any particular price within any particular timeframe. Real estate outcomes depend on market conditions, pricing, condition of the property, and many other factors outside our control.

8. Intellectual Property

All content on the Site, including text, graphics, logos, photographs, and software, is the property of Systematic Realty LLC or its licensors and is protected by U.S. and international intellectual property laws.

9. Limitation of Liability

To the maximum extent permitted by law, Systematic Realty LLC, its officers, members, agents, and employees shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site or the Service. Our total aggregate liability for any claim shall not exceed the fees actually paid by you.

10. Compliance with Real Estate Law

All brokerage services are performed in compliance with the laws of the State of Michigan, including the Michigan Occupational Code, the rules of the Michigan Department of Licensing and Regulatory Affairs (LARA), and applicable Fair Housing laws.

11. Governing Law and Venue

These Terms are governed by the laws of the State of Michigan, without regard to its conflict of laws principles. Any dispute shall be resolved in the state or federal courts located in Michigan.

12. Changes to These Terms

We may update these Terms from time to time. Updates will be posted on this page with a new "Last updated" date. Continued use of the Site after changes constitutes acceptance.
